A floor taking foot traffic and a hand pallet jack is a different specification from one taking a counterbalance forklift all day. Hard polyurethane forklift wheels concentrate their load into a small contact patch and will find any weakness in a coating, particularly where a truck turns on the spot. Racking legs do something else again: they put a static point load through a base plate into the slab, and a coating that is too brittle around that plate will craze.

So we ask what the building actually does before naming a system. Ambient temperature matters as well, because a resin that is well behaved in a dry storage bay performs differently in a chilled room or alongside an oven line. The point of the survey is to get this right once rather than to coat the same floor twice.

Joints Are Where Industrial Floors Fail

In a warehouse, coatings rarely fail in the middle of a bay. They fail at the joints. A slab is cast in panels with control joints between them, and those joints move with temperature and load. Run a coating straight over one and it will crack along that line within months, usually in the aisle where the traffic turns.

The answer is to treat a joint as a joint. Moving joints get chased out and filled with a semi-rigid polyurea that supports the edge while still allowing the panel to move, and they stay visible rather than being hidden. Where hard wheels cross a joint repeatedly the edge can spall, and those arrises get rebuilt before anything goes over them. It is unglamorous work, and it is most of the difference between a floor that lasts and one that looks right for a season.

Coating a Building That Is Still Working

Most West Covina units cannot stand empty for a week. We phase the work bay by bay or aisle by aisle so racking is moved once rather than twice and part of the building keeps operating throughout. That means agreeing where the hard edges fall before we start, because the line where one phase meets the next is permanent.

The cure schedule drives the rest of the plan. Foot traffic and forklift traffic come back at different times, and pushing racking into place before the floor is ready is the most common way a sound installation gets damaged in its first week.
