Crack Repair and Slab Prep That Holds
Most failed floors in this part of the San Gabriel Valley start with a crack nobody dealt with. Ground movement, roots from Pasadena's mature street trees and control joints cut sixty years ago all open a slab up. We rout each crack back to sound concrete and fill it with a semi-rigid polyurea that flexes with the slab instead of popping back out.
Spalling and delamination get the same attention. Where the top layer has lifted or shaled away, we grind back to solid substrate, patch the low areas with polymer-modified mortar and re-profile the surface so a coating has something to bond to. Skipping that step is the reason a resurfacing job fails two years in.
