Three systems cover most of what we install in homes here. A flake floor broadcasts vinyl chips into a resin base coat and seals them under a clear topcoat, which gives you texture underfoot and the best surface there is for hiding sand and everyday marks. A metallic epoxy is the decorative one, poured so the pigment drifts and the floor reads with depth rather than as a single color. Polished concrete is not a coating at all: the slab itself is ground and refined through finer and finer diamonds, which suits a ground floor that is already sound and level.

Sand usually decides which one you want more than taste does. It is angular, and underfoot it behaves like fine sandpaper, so the route in from the door takes the punishment first: a flake surface disguises that wear best and a high-gloss metallic shows it soonest. Salt air is the quieter factor. It keeps humidity high, which is what makes timber move and laminate lift at its joints, and none of these three systems care about it. All of them can run straight out onto a covered deck without a threshold strip.

Most of the work we do here is on the lower level. A great many Manhattan Beach houses put the garage and a flex room at street level with the living space stacked above, and that ground floor is a slab. It is the one part of the house where a coating is the obvious answer rather than a compromise: it goes directly onto the concrete, adds almost no height, and turns a utility level into a gym, a studio, a workshop or a second living room.
