What a Resin Floor Gives a Working Building

The first gain is that it stops costing you money. There is no grout to scrub, no carpet to shampoo or replace on a cycle, no vinyl seams to lift and re-weld. A sealed, jointless floor is mopped rather than maintained, it does not hold dust or spills, and the cleaning contract that goes with it is smaller and simpler than the one it replaces.

The second is that it makes the building look looked-after. A continuous floor with no seams reads as deliberate, it bounces light back into a deep-plan office instead of swallowing it, and it can be zoned in different colors to separate a production area from a walkway without laying two different materials. It also takes chairs, carts and pallet trucks without the rutting and rippling that finish off a vinyl floor.

Solid Color Epoxy, Quartz and Polyaspartic

Which system you get depends on the room. For offices, studios and back-of-house we usually install a solid color epoxy: seamless, fully sealed, quiet underfoot and available in any color you want to zone the space with. For labs and technical areas we specify a quartz broadcast instead. The aggregate gives it far more chemical and impact resistance, it can be coved up the wall so the floor and the wall are one surface, and it holds a slip rating where something is likely to get spilled.

Where the building cannot lose a room for long, we finish in polyaspartic. It cures in hours rather than days, so a floor can go down over a weekend and carry desks and traffic again on Monday. It is the more expensive clear coat and it is worth it in exactly one situation: when your downtime costs more than the coating does. We will tell you when it does not, because on a floor that can be handed over for a week a standard epoxy build does the same job for less.

Odor, Dust and Getting the Space Back

In an occupied building the real objections are never about the floor, they are about disruption. Two things decide it: how much odor the system gives off while it cures, and how quickly you get the room back. We use low-odor products wherever a building stays occupied, and we contain and extract the grinding dust rather than letting it move through the space.

On timing, we give you two dates and not one, because foot traffic and rolling loads return at different points. A typical office or studio floor is walked on the next morning and back to full use within a few days. Telling you that honestly at the quote stage is worth more than a fast promise that puts furniture on a floor before it is ready.
