Urethane cement is the floor for rooms that get hosed down, steam cleaned and run cold. It is a cementitious urethane mortar, trowelled on thick, and it expands and contracts at close to the same rate as the concrete underneath. Where Epoxy Fails and This Does Not

Epoxy is a good floor in a dry, temperate room. Put it in a plant that washes down with 180-degree water and it debonds, because the coating and the slab expand at very different rates and the bond line takes the difference. Urethane cement is formulated to move with the concrete, so thermal shock does not shear it off.

The second difference is moisture. Epoxy needs a dry slab and a low vapor emission rate, and on a slab-on-grade with no vapor barrier, common in older Ventura County industrial buildings, that condition is often impossible to meet. Urethane cement is breathable enough to go down over slabs that would blister an epoxy within a year.

Built for Wash-Down

A wash-down floor is a system, not a coating. We install it at a quarter inch or more, pitch it to the drains, and turn it up the walls as an integral cove so there is no seam at the base for water and product to sit in. The finish is broadcast with aggregate to a specified slip resistance rather than left smooth.

Urethane cement also has almost no odor during installation, which matters in a facility that cannot be fully shut down or fully aired out. Many of these floors go in over a weekend and take traffic on Monday morning. Where the room also sees aggressive chemicals rather than just hot water, we finish with a chemical-resistant topcoat chosen against what actually gets used on the line, because a floor that shrugs off steam can still be etched by the wrong sanitizer.

Camarillo's Processing and Industrial Floors

Camarillo has more of this work than its size suggests. The packing and cold-storage operations on the agricultural side of the city, the food and beverage producers, and the light industrial park around the airport all run rooms that a standard coating cannot hold: freezer floors, cook areas, bottling lines and wash bays.

Each of those wants a different build. A freezer floor is installed at a low temperature and needs a system rated for it. A cook area cycles between ambient and boiling.
