Flake Flooring in Stevenson Ranch

A flake floor is a coating with vinyl chips broadcast into it while it is still wet, then locked under a clear topcoat. The chips do the work: they hide dust and tire marks, add grip underfoot, and give the surface a depth that a single solid color never has.

How the Chips Go Down

We grind the slab first, then roll the base coat and broadcast chips into it by hand until the surface refuses to take any more. Full rejection, as the trade calls it, is what stops a floor looking patchy. A thin scatter always shows the base color through it within a year.

Once it has cured, the excess is scraped back and the floor vacuumed, then one or two clear coats go over the top. The topcoat is what you actually walk on and what wears, so its thickness matters more to the life of the floor than the chip layer beneath it.

Why It Suits Stevenson Ranch Homes

The tracts here mostly went up between the late eighties and the early two-thousands, which means the slabs are relatively young, reasonably even and free of the deep cracking that older Valley concrete carries. That is close to ideal for a flake system, because the coating rewards a sound substrate.

It also handles what these garages are actually used for. Bikes, weights, storage racks and a car that arrives hot off the 5 all land on the same floor, and a chipped flake surface is far more forgiving of a dropped tool than a smooth solid-color coat.

Choosing a Chip Blend

Blends run from near-neutral grays through to heavy multi-color mixes, and the choice is mostly about how much you want the floor to hide. A busier blend disguises dust and small debris between cleans; a quieter one reads more like a finished interior surface than a utility floor.

Chip size changes the look as much as color does. A quarter-inch flake gives a fine, even texture; a full one-inch chip reads bolder and closer to terrazzo. We bring samples out so the decision gets made in your own light rather than on a screen.
